How to Choose the Best Home in San Antonio’s Rising Inventory (Compared)

If you’ve been sitting on the sidelines for the last few years, waiting for the San Antonio housing market to stop being so… well, aggressive… I’ve got some great news for you.

The "wild west" days of 20-person bidding wars and buying houses sight-unseen are mostly behind us. Right now, San Antonio is seeing a major shift. We are currently sitting at about 5.76 months of inventory. To put that in perspective, a "balanced" market is usually around 6 months. We are right on the edge of a true buyer’s market.

What does that mean for you? It means you actually have choices. You don't have to settle for the first house that doesn't have a hole in the roof. You can actually look at 3, 4, or even 5 homes and compare them before making a move.

But having more choices can be overwhelming. How do you know which one is the "best" deal? Today, I’m going to show you how to compare homes like a pro and, more importantly, how to spot the difference between a high-quality home and a "lipstick on a pig" flip.

Why "More Inventory" is Your Secret Weapon

In a fast market, you’re playing defense. You’re trying not to lose. In a market with rising inventory, you’re playing offense. You have the power to negotiate, ask for repairs, and: most importantly: take your time.

In March 2026, we saw over 5,500 new listings hit the San Antonio market. That is an 11% jump from last year. Whether you’re looking at new builds in Alamo Ranch or classic homes in Terrell Hills, there is more to choose from today than there has been in years.

The "Showdown" Method: How to Compare 3-4 Homes Effectively

When you have multiple options, they all start to blend together. "Wait, did the one on the North side have the walk-in pantry, or was that the one with the weird smelling carpet?"

To avoid the "house-hunting fog," I recommend comparing your top 3 or 4 choices using these three specific pillars:

1. The "Bones" Score

Ignore the paint. Ignore the staged furniture. Look at the age of the roof, the HVAC system, and the foundation. If House A is $10k cheaper but needs a $15k roof next year, it’s actually the more expensive house.

2. The Lifestyle Fit

Does the commute from the Loop 1604 corridor actually work for your job? If you’re a military family relocating to Lackland or Fort Sam Houston, proximity is everything. (Side note: As a Certified Military Relocation Professional (MRP), I always tell my clients to measure the "commute in traffic," not just the distance on a map.)

3. The "Resale" Reality

Look at the neighborhood. Are there a lot of other homes for sale? Are people moving out or moving in? A home is a place to live, but it’s also your biggest investment. You want to buy in an area where values are holding steady or climbing.

The "Lipstick on a Pig" Red Flag Checklist

With more inventory comes more "flips." Some flips are amazing: professionally done with permits. Others? They are what I call "lipstick on a pig." This is when a seller puts $5,000 into cheap cosmetic upgrades to hide $20,000 in structural problems.

Here is how to look past the "lipstick" and find the real value:

  • The Grey Flooring Trap: If you see brand new, cheap grey vinyl plank (LVP) flooring throughout the whole house, look closely at the baseboards. Are they uneven? Is the floor "bouncing" when you walk? Sometimes new floors are used to hide foundation shifts or water damage.
  • Fresh Paint Everywhere: Look at the ceilings. Is there a fresh patch of paint in the corner of a room? They might be covering up a roof leak that hasn't been fixed.
  • The "New" Kitchen: Shiny granite counters are cheap. Replacing a 30-year-old electrical panel is expensive. Don't let a pretty kitchen distract you from outdated wiring or plumbing.
  • The Smell Test: If a house is pumped full of "Fresh Linen" scented plug-ins, ask yourself: What are they trying to hide? Pet odors, mold, or cigarette smoke are hard to mask forever.

Comparing the Options: A Quick Snapshot

To give you an idea of what the San Antonio market looks like right now, let’s compare the three most common types of "inventory" we are seeing:

Feature New Construction (e.g., Alamo Ranch) Established Mid-Range Luxury / Historic (e.g., Alamo Heights)
Typical Price $279,000 – $350,000 $300,000 – $450,000 $900,000+
Main Benefit Builder warranties & incentives Larger lots & established trees Prestige & prime location
Potential Risk Smaller lots, cookie-cutter Older systems (HVAC, Roof) High taxes & maintenance
Negotiation Power High (Builders want to move stock) Moderate Depends on days on market

What This Means For You: If you want a "sure thing" with zero maintenance, the new construction inventory (currently over 5,600 homes available) is your best bet. If you want character and a big yard, you'll need to be more diligent with your inspections on those established homes.

Deep Dive: Where the Inventory Is Growing

Not all parts of San Antonio are growing at the same rate. If you want the most "bang for your buck," you need to know where the supply is highest.

Right now, the Loop 1604 corridor and the West side (Alamo Ranch) are seeing massive growth. Builders like Lennar and Dr. Horton are finishing communities quickly, and they are often willing to buy down your interest rate just to get the home sold.

On the flip side, if you are looking for privacy and land, we are seeing a trend of multi-acre properties becoming more available. People are moving slightly further out to get 5-10 acres while staying within a 30-minute drive of downtown.

Frequently Asked Questions (FAQ)

Q: Is 5.76 months of inventory a bad sign for the market?
A: Not at all! It’s actually a sign of a "healthy" market. For years, we had less than 1 month of inventory, which was unsustainable and stressed out buyers. This shift just means things are normalizing.

Q: Can I still ask for seller concessions in 2026?
A: Absolutely. In fact, you should. With more homes to choose from, sellers are much more likely to pay for your closing costs or a 2-1 rate buydown to make their home the most attractive option.

Q: Should I buy now or wait for rates to drop further?
A: Here’s the "Frank Truth": If you wait for rates to drop significantly, everyone else who was waiting will jump back in. That creates competition, which drives prices back up. Buying while inventory is high gives you the leverage to get a better price now, and you can always refinance the rate later.

Q: How do I know if a house has foundation issues?
A: Look for "stair-step" cracks in the exterior brick, doors that won't shut properly, or cracks in the drywall above door frames. San Antonio soil is notorious for shifting, so a foundation inspection is always a smart move.

Your "Narrow It Down" Checklist

Ready to start touring? Use this checklist to narrow your top 3-4 homes down to "The One":

  • Check the "Days on Market": If a house has been sitting for 60+ days, the seller is likely getting nervous. This is your leverage.
  • Estimate the "Real" Price: Add the cost of any immediate repairs (like a fence or new carpet) to the asking price.
  • Visit at Different Times: Drive by the house on a Tuesday morning and a Saturday night. Does the neighborhood vibe change?
  • Review the Seller’s Disclosure: This is where they have to tell you about past leaks, roof repairs, or insurance claims. Read it twice!
  • Consult an Expert: Don't go it alone. Whether you're a first-time buyer or a veteran using your VA loan, having someone who knows these San Antonio neighborhoods inside and out is vital.
