If there’s one belief keeping more qualified San Antonio renters out of homeownership than anything else, it’s this: the idea that you need 20% down to buy a house. It’s not true, and it hasn’t been true for a long time — but it’s still the first thing almost every first-time buyer tells me when we sit down for a consult.

Where the 20% Number Actually Comes From

The 20% figure isn’t a rule — it’s a threshold for avoiding private mortgage insurance (PMI) on a conventional loan. That’s it. It was never a minimum requirement to buy, and for most first-time buyers in San Antonio, it’s not even the most realistic path.

What You Actually Need, Program by Program

  • Conventional: as low as 3% down
  • FHA: as low as 3.5% down
  • USDA: 0% down in eligible areas just outside San Antonio’s urban core
  • VA: 0% down for active duty, veterans, and eligible spouses

And that’s before layering in San Antonio-specific down payment assistance — TSAHC, TDHCA, SAHA, HIP 80, HIP 120, and MCC programs can cover some or all of what’s left. Most of my first-time buyer clients close with far less cash out of pocket than they expected walking in.
