San Antonio is a large, established military city. JBSA has a very large footprint and a strong history as a training and medical hub. Many billets here are long-term assignments. Retirement is common here.
The rental market has not been kind. Rents in San Antonio have risen significantly over the last five years. A mortgage payment for the same home is often comparable to — or lower than — rent, especially with a VA loan’s $0 down and no PMI.
If you do get orders, you have options. San Antonio’s rental market is robust. Many military homeowners rent their property when they PCS and either return to it later or sell when they’re ready. With a VA loan’s assumability feature, your home may also be an attractive asset for the next military buyer.
BAH can often cover a mortgage payment. At current BAH rates for San Antonio, many active-duty service members can purchase a home with a monthly mortgage payment that is within their BAH — meaning your housing benefit covers your housing cost.

The housing stock here tends to be older (1960s–1990s), which means more square footage for the dollar but a higher likelihood of needing updates. Randolph is located in Universal City, northeast of San Antonio proper. The communities that surround Randolph — Universal City, Converse, and Schertz — are among the most popular for military families in the entire SA metro. Here’s why:
- Short commutes to the base (5–20 minutes depending on exact location)
- Genuinely affordable prices, often the lowest in the metro
- Strong schools under Schertz-Cibolo-Universal City ISD (SCUCISD), a highly regarded district
- An established military community — you’ll have neighbors who understand the lifestyle
- Good retail, dining, and infrastructure developed specifically for this community
Near Fort Sam Houston / BAMC (North-Central San Antonio)
Location: North-central SA, near Broadway/Loop 410 area Price range: $200K–$350K
Fort Sam Houston and Brooke Army Medical Center are located in the heart of northeast San Antonio, adjacent to the Terrell Hills and Alamo Heights areas. This central location means excellent access to the rest of the city, but it also means home prices that are somewhat higher than the Randolph or Lackland corridors.
For Fort Sam families, neighborhoods like Windcrest, Castle Hills, and communities in North East ISD are popular. These offer a mix of older, established homes and good access to both the medical center and the broader metro. This is also a favorable area for medical professionals assigned to BAMC who intend to stay in San Antonio long-term.
Using Your VA Benefit in San Antonio: Practical Tips
Get your Certificate of Eligibility (COE) early. Your lender can usually pull this electronically. Confirm your eligibility before you start seriously searching so you’re ready to act when you find the right home.
Find a VA-experienced lender. Not all lenders who do VA loans are equally good at VA loans. A lender with deep VA experience will know how to handle the VA appraisal process, understand VA-specific requirements, and move your loan efficiently.
